Samsung is building its Taylor campus west of FM 973. Williamson County is extending the Samsung Highway east from FM 973 as Corridor A2. Segment 1 runs 1.93 miles from FM 973 to CR 406 and follows the south edge of this property.
What is public record about the fab
- Samsung's Taylor investment is at least $17 billion, with an agreement to create and maintain at least 1,800 jobs, per the City of Taylor.
- The Department of Commerce awarded up to $4.745 billion in CHIPS Act funding. Samsung is expected to invest over $37 billion in the region and support over 15,000 jobs, per NIST.
- Tesla signed a $16.5 billion chip supply deal with Samsung in July 2025, running through 2033. Elon Musk said the Taylor fab will make Tesla's next-generation AI6 chip, per Reuters.
- Samsung said in July 2026 that Fab 1 is expected to begin operating in 2026, and that it plans to start building Fab 2 by the end of 2026 with production targeted for 2030, as reported by the Korea Times.
Fab schedules have slipped before. Read these dates as Samsung's stated targets.
The seller's view
Land close to a campus of this size is where suppliers, contractors and housing developers will look for sites. That is the seller's opinion, not a forecast, and it depends on water and utilities reaching the site.
Frontage arrives with the road, not before it
Williamson County bought 8.583 acres of the original 37.666 for the Corridor A2 right-of-way, leaving about 29 acres. The remaining land will sit directly on the new road once it opens. Today you would be buying ahead of that frontage.
The seller expects the right-of-way strip to stay usable for grazing until construction begins.

- About 29 acres after the right-of-way purchase. The seller reports 29.02; original tracts of 14.52 and 23.146 acres less 8.583 acres comes to 29.083. The new survey will settle it.
- Zoning and restrictions
- Outside Taylor city limits. No zoning, no deed restrictions and no easements other than the new highway right-of-way, per seller. Your title company and the county should confirm this for your use.
- Tax status
- Agricultural valuation is in place, and only the house is taxed at market value. The seller leases the land to a cattle producer who will keep cattle on it for as long as the new owner wants or needs them, so the buyer can keep the existing valuation until they no longer need it. Confirm how this applies to your purchase with a tax professional. A change of use can trigger rollback taxes.

- Manville Water Supply Corporation serves the area. It is not sized for commercial demand today. See the risks below.

What to weigh before you call
These are the questions the seller would want answered first if the roles were reversed.
Water is the main question
Manville Water Supply Corporation is not set up for commercial-scale supply. We have heard that a municipal utility district has been approved between the property and Samsung, and that the City of Taylor has discussed helping with area water. The seller has not verified either, so treat both as possibilities, not facts.
The road is not built
Frontage begins when Corridor A2 opens, currently estimated between late 2028 and early 2029. Any plan that needs the frontage carries the property until then.
Floodplain
About 7 of the 29 acres are in the 100-year floodplain. Ask for the exhibit to see how that area sits against the developable land.
Minerals stay with others
The seller does not own the mineral rights. Have title review how surface use is affected for your plan.
No sewer
The property is on septic. Anything larger than a home needs a wastewater plan.
On the ground
The property is fenced and holds livestock. Please do not enter without an appointment.
Questions buyers ask first
Can I build without rezoning?
The property is outside Taylor city limits and the seller reports no zoning and no deed restrictions. County subdivision, floodplain, septic and driveway permitting still apply to most uses, so confirm requirements for your plan with the county and your title company.
Will I be able to connect to the Samsung Highway?
Access to the new road will follow the county's access rules, which we have not seen yet. Raise it during diligence, and ask the county about driveway and intersection spacing along Segment 1.
Who will supply water and sewer?
Today, water comes from Manville Water Supply Corporation, which is not sized for commercial demand, and there is no public sewer. Reports of a municipal utility district or City of Taylor involvement are unverified. Anyone underwriting a development should ask the water corporation, the city and the county directly.
What happens to the agricultural exemption?
The land has agricultural valuation today. The seller has a lease with a cattle producer who will keep cattle on the land until the new owner no longer wants or needs them. That lets a buyer hold the existing valuation for as long as they want it. When you change the use, rollback taxes can apply. Ask for the lease terms, and confirm the details for your purchase with a tax professional or the appraisal district.
Is the house part of the sale?
Yes, the house and outbuildings are part of the listing. The asking price is driven by the land.
